While the design/build owner and design professional work as an integrated team, C.T. Taylor is solely responsible to the owner for all phases of design and construction including aesthetics, “brick and mortar” costs, life cycle costs, operating costs, governmental reviews and permitting, quality, scheduling, warranties and cash flow. Design/build has a proven record of delivering facilities more rapidly than the traditional design – bid – build process, thus minimizing the cost of capital. The team approach offers the flexibility to identify and order long lead items in order to reduce exposure to price fluctuations, compress the schedule and minimize weather related impact. For owners that wish to actively participate in a team approach to construct their facility from concept to turnover, design/build is an ideal method.
